5 year comparision of sales in Western Springs

I was thinking that this year had been a lot better than last so I looked at the sales that had closed. I was surprised to see that we have had 46 closings reported to the MLS from Jan. 1, 2009 until June 30, 2009. In 2008 80 homes were reported sold during the same time and 59 in 2007 and 80 in 2006 and 92 in 2005. So, we have had the least amount of closings in the first half of 2009 than any other year in the past 5 years. 9 homes closed for over a million in 2008 compared to 5 for this year.

While I was out today someone asked how the sales for Million Dollar homes is doing this year compared to last. From the information I have available from the MLS I found that last year from Jan. 1st to May 26th there were 7 closings ranging from $1,050,000-$1,870,000. This year for the same time period there have been 4 closings-1 @$1,035,000, 1 @$1,062,000 and 2 @$1,500,000. There are two with contracts pending and there are 25 homes actively available. The 25 homes range in price from $1,099,000 to $2,200,000.
